Top 10 Growth Neighborhoods for Q1 2026

Among the neighborhoods we track, these ten had the strongest change in typical home value over the past year, and several famous names are missing.

This ranking uses one measured number: the change in Zillow's typical home value for each neighborhood's ZIP code between February 2025 and February 2026.

1. Sugar House, Salt Lake City UT: +4.7%

2. Logan Square, Chicago IL: +3.8%

3. North End, Boise ID: +3.3%

4. Bay View, Milwaukee WI: +3.1%

5. Northeast Minneapolis, MN: +1.1%

6. Short North, Columbus OH: +0.7%

7. Pearl District, San Antonio TX: +0.2%

8. The Grove, St. Louis MO: +0.1%

9. NoDa, Charlotte NC: -0.2%

10. Tremont, Cleveland OH: -0.4%

Only eight of the 26 neighborhoods we track rose over the year. The steepest falls were in some of the best-known names of the last cycle: East Austin (-5.8%), Midtown Detroit (-5.3%), Atlanta's Westside (-5.1%), Pittsburgh's Lawrenceville (-5.0%) and Denver's RiNo (-4.5%).

The lesson: a neighborhood's story and its numbers can point in opposite directions. Several areas that led growth lists in 2021 are now among the weakest, while quieter Midwest and Mountain West neighborhoods are holding their value.

Past price change is not a forecast. Each neighborhood's report shows its current figures, recent momentum and rental yield, and the live ranking is on our Best Neighborhoods page.
